Between everyday foot traffic, holidays, birthday parties, and other milestone events, your floors get put through a lot and they can begin to show wear over time. Giving them a face lift might be just what they need to restore their original shine and beauty.

Confirm Your Flooring is Real Hardwood

Is your floor actual hardwood, or is it something else like engineered hardwood or laminate flooring. A good way to determine this is to examine the exposed edge of your flooring. This can be done by lifting up one of your HVAC vents.

  • Hardwood: planks are made from a single piece of wood, and you’ll likely see the grain.
  • Engineered: these planks are composed of a thin top layer of hardwood, about 1/16 to 1/18 inches thick. Below this are layers of wood substrate similar to plywood.
  • Laminate: this is not wood at all, but a photographic image of wood adhered to the surface of a manufactured substrate like Masonite.

True hardwood floors are substantial enough to withstand sanding and refinishing processes. However, because the wood layer on engineered hardwood is so thin, refinishing projects are best left to the professionals. Because it is not wood, laminate floors should not be refinished.

Review Your Damage

Do you have light damage such as surface scratches or a faded finish? If so, a light screen and coat may be all that’s needed to restore the proper finish and luster to your floors. This can be done every couple of years as a maintenance item and is not as intensive as true refinishing. However, if your floors exhibit deep gouges or water damage, it may be necessary to complete a thorough sanding and refinishing process.
